The DPA Second (down payment assistance)
The core assistance is the UHC DPA Second, a repayable 30-year second mortgage that covers your down payment and closing costs. You choose the Traditional option (up to 6% of the first-mortgage amount, max $27,500, at 1% above your first-mortgage rate with a monthly payment) or the Deferred option (up to 3.5%, max $27,500, 3.5% deferred interest, no monthly payment). FirstHome and the first mortgages
FirstHome is UHC's program for first-time buyers, a 30-year fixed FHA or VA loan with a 660 credit floor. Repeat buyers use the FHA/VA Mortgage program at a 620 floor. Buyers who prefer conventional financing use the Freddie Mac HFA Advantage program. All three can add the DPA Second.
Veteran Grant
Utah Housing offers a separate grant for eligible veterans, real money that does not have to be repaid, layered on top of a UHC loan. If you've served, ask us to check your eligibility; it can meaningfully cut what you bring to closing.
Law enforcement & correctional officer grant
UHC also runs a grant for law enforcement officers and correctional officers. Like the veteran grant, it's a grant rather than the repayable DPA Second, and it pairs with a UHC loan.
SB240 first-time homebuyer assistance (new construction)
Utah's SB240 program provides state assistance toward a newly constructed home for qualifying first-time buyers, historically up to $20,000. Because it's funded by the legislature, availability can change, so we confirm current funding when you apply.
